Overview
The farm house and land are located 4km from the centre of Bebedouro, 378 km from the city of São Paulo. The property is easily accessible as the front of the property sits on the Rodovia Brigadeiro Faria Lima, that connects the city of Bebedouro to São Paulo.

The size of the farm house is 400m2 and the lot size is 30.001,35 m2 (aprox 7 hectares). There is also a small three-bedroom house at the bottom of the property for guests or to lease, with a separate entrance and garden, and a one-room living area for a worker near the shed and kennel/sty. The lot faces the Brigadeiro Faria Lima motorway, with an earth road on the left and other properties on the right and back, overlooking neighbouring farms. We are selling the farm house and property with most furniture and all tools. This means the farmhouse is 80% live-in ready.
The Land
Most of the land is covered in grass. There is a garden surrounding the house, with a barbecue area and swimming pool (1 to 2 metres gradual depth). The garden has fruit trees, flower beds and a wide range of plants. The rest of the land is divided with fences and access gates, and can be used for cattle or other small animals, or small plantations.
The Main House
The entire farm house is divided into common area (living room and kitchen), left (family house) and right wing (guest house, laundry and common bathroom) and is shaped like an inverted T (back being north and front being south). All bedrooms have windows and some have Venetian doors to a common veranda. Apart from the bathrooms and bedrooms there is a large kitchen, two living room/dining rooms, laundry, storage room, a swimming pool and lovely gardens filled with fruit trees, flowers and lawn all year round. The main house is built in brick and French tiles, glass doors and windows made of solid wood (a rare thing in Brazil). A wonderful view of trees and surrounding farms.
There is a veranda surrounding the entire living room area with doors to all sides of the house. The front of the veranda overlooks the swimming pool and garden.
The right wing comprises two en-suite bedrooms and an extra room with an external bathroom and the laundry.
The left wing comprises a living room, two bedrooms, a storage room and a bathroom.
The main section comprises the living room/dining room and kitchen.

Swimming Pool and Area
From the gallery, a semi circle with brick floor and covered with a metal frame holding a grape vine. The swimming pool is made of concrete and light blue tiles surrounded by a brick floor and steps. It is 10 x 5 metres and has a capacity of holding 100,000 litres of water. In the shallow end, it is 1 metre deep and in the deep, 3 metres deep.
East Wing
Laundry/Boiler room (2,70 x 2,20m) with 2 sinks, wooden shelves and boiler (capacity 300 litres) that provides hot water to kitchen and bathrooms of main house and west wing. Room for freezer, washing machine and dryer.

Garden
In the garden area, there is a small brick and tile covered area for barbecues with sink and ample space to cook and sit (2 x 3m).
The entire garden is surrounded by a hedge of plants that protects the house from animals entering. The lawn is of quicuyo grass, resistant to dry weather and sun. There are trees that provide shade to the house, including avocado (2), mango Atkins quality (3), red and white guava (10), tamarind (1), sugar apple (1), Brazil cherry (1), loquat (1), green coconut (5), banana and others. There are also Italian cypress, imperial acacia, palm trees of various types, and other flower trees; as well as bushes like roses and hibiscus of all colours.
To the west of the garden, in another fenced area, there are 40 banana, guava and quality mango trees and 7 cashew trees. Beyond this and the part of land that reaches the motorway Brigadeiro Faria Lima (San Pablo-Brasilia), there is land for raising cattle, planted with quality grass for this purpose and surrounded by eucalyptus trees. To the east, adjacent to the garden, there is a small fenced field of grass for horses. In the centre, there is a covered pig sty for up to 100 pigs (or kennels) made of concrete, a working area and the house of the farm help (permanent). There is a shed for tools and machines and a chicken pen (wooden cages, tile roof and concrete floor) for 500 chickens. There is also a large vegetable patch of black earth, flower beds, a mulberry tress, etc. To the north, where the end of the land is marked by huge eucalyptus trees, there is a field of quality grass for cattle.
Extra houses (for house keeper, etc.)
Right next to the pig sty, we have recently built a small one bedroom house for the temporary or live-in farm hand. About 100 metres from the pig sty, there is another house which can be for visitors, farm hand, etc., made of brick, flagstone, cement floor and Brasilit tiles. The house is 100m2, with a kitchen, living room, bathroom and three bedrooms. The gallery along the north of the house offers a wonderful view of neighbouring farms. The small garden surrounding the house has banana trees, palm trees, roses, hibiscus and the Brazil bougainvillea. It is fenced off with its own entrance and own drive way and gate from the earth road that runs along the front of the entire farm. Other Constructions and information
The farm land is equipped for small scale farming and animal raising, with a small house for the farm hand or employees, covered pig sty/dog kennels in cement, chicken pen and tools shed.There is also a medium sized house for live-in employees with two bedrooms, a kitchen, a bathroom, a living room and a private garden.
Water Supply – the biggest advantage
One of the main benefits of this property is the endless supply of
cool, fresh water. The land is over a natural reservoir of the purest
